Management Expertise and Integrity. All site managers are supervised by a Certified
Property Manager assuring that our staff has access to the the knowledge and resources
available to those with the CPM designation. A CPM is trained to handle the full range of
real estate management tasks, with skills covering the financial, legal, social, economic
and physical areas essential to property performance. Staff and supervisors adhere to the
code of ethics established by IREM, which are known to be the most stringent in our
industry.
Successful
Partnerships. We are pleased to be able to provide affordable housing options to those
who would otherwise not be able to afford safe, clean, quality housing. Beacon has formed
successful partnerships with many Housing Authorities, both large and small in assisting
placement of families and seniors with financial needs. Some of our communities extend a
helping hand to the local community and may have apartments reserved for the homeless as
part of assisting them in a return to stable employment and housing programs. While we
manage other types of housing, it is satisfying to know at the end of the day that you
have provided assistance to someone in need. We take great care in maintaining these
relationships with our Housing Assistance Providers. At the site level, management and
maintenance know what to expect and anticipate the additional inspections and requirements
associated with this assistance. When a property is operating properly there should be no
noticeable difference between a community that accepts housing choice vouchers and one
that does not.
Service. One cannot be in the field of property management without continually being aware that while we may be the managing agent, we are also a service organization. We are charged with providing a service to our property owners, these services may be comprehensive and encompas all aspects of property management or they may be limited to record keeping or asset management consulting depending on the needs and goals of the individual property owner. In order to accomplish and promote professional management we utilize a variety of software platforms ranging from industry standard software for maintaining resident records and work orders, to proprietary software enabling electronic purchase order processing, creating a network of cross-checks to ensure that levels of service and expenditures are optimized on a consistent basis.
Resident Relations. Unlike any other business, when our customers go
home our business does not slow down or stop. Twenty-four hours a day; seven days a week,
it is a concept that our managers commit to and our maintenance staff understands, no
matter how large or small of a community under management. If a resident needs us for an
emergency, we will be there. That being said, a large part of managing a property is to
make sure that those emergencies do not occur. Written rental agreements, community
policies, safety programs, and resident responsibilities are fully explained to our
residents prior to move in so that everyone may be aware of their part in creating a great
place to live. Community rooms and common areas are utilized where available to provide
our residents with planned resident activities as well as resident associations and
enrichment activities. Programs in place range from home ownership, credit counseling and
health screenings to pot luck dinners and resident coffee socials.
The President of Beacon Management is Shawn Coonen, a Certified Property Manager with 26 years of property management experience among his professional accreditations. Commercial and residential maintenance experience provided the foundation upon which management expertise was overlaid. An array of experience managing both high end luxury communities as well as the knowledge and the dedication required in assuming successful turnaround of distressed communities contribute to the growth of the management company.
